Longer opening hours

We know it’s not always easy to fit viewings or appointments into regular 9-5 office hours. So letslivehere offices are open from:

  • 9am – 6.30pm on Monday to Thursday 
  • 5.30pm on Friday
  • 10am – 4pm on Saturday

Plus there’s always someone to take your call.

Our team has over 30 years’ specialist experience of student lettings, professional lettings and property management in the North East. We’ve built a reputation for being bold and innovative. While we have a solid grounding in the business – valuations, trends analysis, tenant assessments, landlord and tenant law – we’re constantly looking for ways to make processes simpler and more effective. And we have enviable local knowledge most of our team are North East born and bred.

For your peace of mind we’re members of both NALS (National Approved Letting Scheme) an independent body to give tenants and landlords protection and reassurance, and the Property Ombudsman.

You’re welcome to pop in for a chat, to pick our brains, ask a question – however simple – or browse our properties. Or you can pick up the phone or email; we always get back to you fast. And when you’re signed up with us, whether you’re a tenant or a landlord, you’ll be given a dedicated team of specialists to look after you every step of the way.

We get things sorted

Crisis? What crisis? Managed tenants benefit from our online maintenance reporting system , assisting them in diagnosing maintenance issues without needing to speak to us directly before sending detailed reports through to us. It speeds up the maintenance process and allows our support team to react quickly and effectively. It also stops unnecessary maintenance, which is the tenant’s responsibility (such as changing lightbulbs!) from being charged to them. We also have a 24 hour tenant line for out of office hours emergencies for use by our managed tenants. We’re always ahead with social media, plus our website is constantly refreshed and optimised to ensure letslivehere properties are seen first. New properties get premium listings, while prospective tenants receive automatic updates of properties that fit their criteria. In addition, we’re on the leading property portals (Zoopla, Rightmove, Primelocation) and we have a team of promotional staff who target key areas and markets.

And we know it makes your lives easier, too. When tenants have found the perfect property on our site, they can group them together as favourites by clicking the heart from then, they can share with friends, post to social media, book viewings or save for later. Once a tenant has picked a property, our online referencing system makes it easy to apply for a property. Landlords can do all the contractual stuff online, too. It’s quick, simple and secure. And we respond fast. New properties are uploaded the same day plus landlords can have property details updated in real-time. We use an industry recognised and powerful property software package to run our business. It’s online, accessible by our team on any device and is fully integrated with our website and our internal systems. It runs smoothly and tracks everything that we do, ensuring we are always operating at a high level of efficiency and always offering the best experience to our customers.

Managed properties also benefit from our love for technology. We’ve introduced two new online systems. The first is for creating and recording inventories and sending them to tenants electronically. It is clear, simple and easy to use and does away with unnecessary paperwork and printed photographs. Tenants can record their comments easily and we can email the inventory to anybody at the click of a button. It also means tenants can refer back to the inventory at a later date or for reference, and see photographs of the property as it was when they moved in.

The second new system is an online maintenance reporting system. It’s informative and helpful, giving tenants advice and guidance before creating a maintenance report with photographs that allows our support team to react fast. It saves us resources and therefore benefits our customers because we can offer a more efficient service. We’re not wasting time on the phone discussing maintenance problems, we’re instructing contractors and arranging work and ensuring the high standard of our managed properties.

At any one time we have thousands of properties to rent, many of which are professionally managed by letslivehere. Our student properties range from modern City studios and purpose built apartments to great-value Victorian houses in areas such as Jesmond, Sandyford and Heaton. Our professional properties include contemporary-style quayside apartments, family-sized semi-detached houses with gardens and countryside and coastal properties.
