We handle everything from valuations and advertising, and checking references and setting up the tenancy agreement, through to managing all aspects of regulatory compliance and safety, such gas and electricity inspections, plus rent reviews and refurbishments.
Our own, in-house fast response maintenance team deals with repairs quickly and cost-effectively, so that problems that could affect rental income are not allowed to escalate.

We charge you no fee until we have secured a tenant. All of your advertising - in our window displays, in our own magazine, other housing magazines, on our own and other websites - is completely free and all part of the service
Our 'Let only' service includes:
- Advertising your property in our offices, on www.letslivehere.co.uk and on university websites, in various regional window displays, on flyers, and in our own and student housing magazines (depending on timescale).
- Placing a 'to let' board at your property, if suitable
- Arranging and accompanying all viewings
- Full reference check on each tenant (usually guarantor, bank, employment and landlord)
- Written confirmation of applicants and details of the proposed tenancy
- Providing and arranging the signing of tenancy agreements (letslivehere will sign on behalf of the landlord)
- Collecting the first month's rent and the damage deposit (usually one month's rent)
- Setting up standing orders for each tenant, and advising them of future payments
- Handing keys over to the new tenants, or arrange a meeting with the landlord or named representative
- After move-in, all paperwork - tenancy agreement, application forms, references and copies of standing orders - will be forwarded to the landlord including the remainder of the first month's rent, minus our fee
Our 'Fully managed' service includes:
This service includes the above, plus:
- Carrying out a full inventory, including meter readings and photographs
- Collecting the damage deposit and lodging with the Deposit Protection Service (DPS), as required by law
- Carrying out quarterly inspections
- Renewing gas safety certificates mid-tenancy, as necessary
- Providing a first line response for all tenant maintenance calls. These are logged and, when necessary, we will arrange quotes for the work. Contractors will then be instructed (landlords are ultimately responsible for the contractors fees).

- Reviewing the rent and negotiating tenancy renewals
- Monthly landlord statements
- Organising the service of notice
- Carrying out check-out inspections
- Overseeing deposit disputes at the end of tenancy
We can arrange the following items, and in most cases the cost can be deducted from the first month's rent:
- Gas safety certificate: required by law under the Gas Safety (Installation and Use) Regulations 1998
- Energy performance certificate: required by law
- House in Multiple Occupation licence
- Key cutting
- Electrical safety certificate: valid for five years (Electrical Equipment (Safety) Regulations 1994)
- Portable appliance test : required for HMO properties (Electrical Equipment (Safety) Regulations 1994)
